Planned Village pairs Napa design and Rancharrah charm with retail, restaurant and office space
Tolles Development Company has finalized a deal with Reno Land Inc. to develop a significant parcel of the 141-acre master planned community, Rancharrah, into what will become The Village at Rancharrah.
The $40 million mixed-use development will bring waterfront dining, shopping and office space opportunities to South Reno with “Napa Valley style” architecture and landscaping that pays homage to the original ranch and Reno Land Inc.’s current development.
Honoring a Legacy
Reno Land Inc. approached Tolles Development Company in 2017 with the proposition to create a commercial retail front for the Rancharrah property. Tolles Development Company had previously consulted with Reno Land Inc., following the latter’s acquisition of Rancharrah in 2016.

Napa Design for the Seasons
The Village is designed in a courtyard style that protects visitors from traffic and the elements. Fire pits, adirondack chairs and a grassy village green will create four seasons amenities for shoppers experiencing The Village’s mix of retail, restaurant and lifestyle offerings, or attending one of many planned events and activities.
“We want The Village to become Reno’s living room, a central meeting place that will be accommodating––regardless of the season,” Par Tolles said. “We took notes from classic Napa barns and tasting rooms, as well as inspirational properties like Napa’s Carneros Resort & Spa and San Jose’s Santana Row; types of architecture that don’t currently exist in Reno. ”
Devcon Construction Inc., the builders behind Greater Nevada Field and such Silicon Valley projects as the Yahoo and Netflix headquarters and Rosewood Sand Hill Resort and Spa, will be the contractor and architect for the project. Internationally recognized Design Workshop, a firm based out of South Lake Tahoe, will serve as the landscape architect.

The Village will be open to the public and accessible to North and South-bound traffic, with a Kietzke lane entrance located near US HWY 395 ramps. An abundance of onsite parking will add further convenience for patrons.
Future Tenants and Groundbreaking
Tolles Development Company is accepting inquiries from prospective tenants, including local and brand name retailers, restaurants and office occupants interested in taking residence in the storied property. Shawn Smith and Michael Maloney of CBRE are the retail brokers for The Village, while Scott Shanks and Dominic Brunetti of Dickson Commercial Group are the office brokers.
“We have a waiting list of businesses interested in joining The Village,” Par Tolles said. “These include several retailers we already work with from MidTown who have expressed interest in being a part of the project,” Par Tolles said.
The Village at Rancharrah is expected to break ground this summer, with a projected completion date for the fall of 2019. The Village will be open to the public in early 2020. Additional information on The Village at Rancharrah can be found at http://villageatrancharrah.com/.
